Washington Dulles International Airport (IAD) is set for a sweeping transformation after the Metropolitan Washington Airports Authority (MWAA), United Airlines and the US Department of Transportation unveiled a capital investment programme worth more than US$20bn, aimed at turning the airport into a modern global gateway over the next decade.
The ambitious redevelopment will deliver more than five-million ft² of new and refurbished facilities, significantly reshaping the passenger experience while preserving the iconic Main Terminal designed by renowned architect Eero Saarinen. The project forms one of the largest airport modernisation programmes in the United States and is intended to reinforce Dulles’ role as the principal international gateway serving the nation’s capital.
Key elements of the programme include the construction of new and upgraded concourses, a larger and enhanced main terminal, and expanded pedestrian access designed to make it easier for passengers to walk directly to their gates. A new rail system linking different parts of the airport will also replace Dulles’ long-standing mobile lounge vehicles, providing faster and more efficient transfers.
MWAA President and Chief Executive Jack Potter said the initiative builds on the airport’s long-term Master Plan, developed with airline partners, but has been accelerated following support from the Trump administration. He described the new facilities as a source of national pride that would modernise Washington’s primary international airport while meeting future demand.
United Airlines, Dulles’ largest carrier, said the investment reflects its long-term commitment to its Washington hub. Chief Executive Scott Kirby said the redevelopment would create the world-class airport experience expected by passengers and employees, while positioning Dulles as a flagship gateway connecting the US capital with destinations worldwide. He also credited the Trump administration and the Department of Transportation for helping move the project forward.
Construction will be delivered in multiple phases over several years, with the Airports Authority, United and other airport stakeholders working together to minimise disruption and maintain safe, reliable operations throughout the programme.
The transformation follows a December 2025 request for information issued by the US Department of Transportation seeking proposals to modernise Dulles and prepare it for future growth. The final programme emerged after a government review of more than 30 proposals and accelerates capital improvements already planned under the airport’s existing Master Plan and previous agreements with airline partners. The redevelopment is expected to strengthen Dulles’ position as a leading international hub while significantly improving capacity, connectivity and the overall passenger journey.
